Every resident pays a monthly service charge, this covers all the services within the village. We operate the service charge under the Landlord and Tenant Act and provide residents with full transparency.

What's included

The service charge is a monthly payment for all services within the village. We have listed below the various elements that are covered by the service charge.

What's included
The village team
The village team is responsible for the day-to-day running of the village and all its amenities.
Gardens and grounds maintenance
Designed by award-winning landscape gardeners, these are places to relax and unwind in the various seating areas.
Communal area heating and lighting
The heating, lighting and use of water in the communal areas and gardens are paid on behalf of the village.
24-hour on-call response
24 hour on call response is answered by the off-site monitoring team, and then the on-call member of the team is contacted if needed. The team aren’t first responders as we don’t have 24/7 resource at the village.
Maintenance and repairs
The on-site maintenance team can undertake small repairs and assistance in your home as well as day-to-day maintenance of the communal areas.
Satellite television
All properties have access to a digital satellite signal through a communal system. Residents can choose which service provider to use but can also benefit from an exclusive Sky package for £51 per month.
Telephone and internet
Our service charge covers your internal calls and telephone line rental and unlimited broadband internet access in communal areas (including Wi-Fi). You have the option to choose your own phone and/or Wi-Fi provider.
Car parking permits
We administer the car parking permits, based on an annual licence: these are free of charge and you’ll get given an allocated parking space dependent on availability.
The village transport
A village vehicle and driver are provided for use by residents for planned shopping trips, excursions, and pre-arranged medical appointments.
Insurance, maintenance, and repair contracts
We arrange for any external maintenance to your home, the village and its facilities and insure all the buildings.
Village facilities
Use of our village facilities including dining rooms, bars, cafes, wellness centres are all included. As a resident you also benefit from a 30% discount on most food and drink items.
Central support
Our service charge includes a contribution toward head office and administrative support costs.
Social activities and events
Our villages offer a holistic range of social and educational activities with facilities on your doorstep, allowing you to do as much or as little as you please.

What's not included

The service charge pays for a clear list of services within the village. You should also budget for a number of other property related costs, as well as the possibility of care being required now or in the future.

Flexible care options
We understand that life changes as you get older and there comes a time when some extra assistance may be required to help complete those day-to-day tasks. Our wellbeing navigator, a pivotal role at the village, is there to assist you find the right care provider for you. All care delivered at the village is through external agencies and is a private arrangement between you and the care provider.
Utilities
Your monthly heating and hot water usage is metered and charged accordingly by the management company. Your electricity bill, however, will be sent directly to you.
Council tax
It is the legal obligation of the homeowners to pay the local council directly. This is by far the most efficient way of ensuring that any possible allowances are accessible by residents.
Contents insurance
Building insurance is included in our service charge, so only contents insurance is required.

For many people paying a service charge is something new and they feel this is an additional cost to add to their monthly budget. In practice the service charge includes items that are already within ones monthly budget and secondly the facilities and lifestyle that comes with village life reduces monthly outgoings. Many of our villagers cancel their external memberships as they already have their social groups and leisure facilities access in the village.
Eating out

You'll reduce spend on meals out, as the dining-in offer in the village is subsidised (by 30%) and provides the same quality experience.
Entertainment (cinema, visits etc)

You'll reduce spend on entertainment as the village has so many facilities and activities available to you.
Health and beauty

Our villagers may spend a little more on health and beauty (making the most of the wonderful onsite facilities!) but have zero travel costs to enjoy these extras.
